The Dyer Residence is a charming single-story Ole Hansen home built in 1946. As a designated Mills Act property, the home’s historic exterior had to remain true to its original design, while the interior was open for modernization. This balance of preservation and innovation set the stage for a unique renovation challenge. Strucco was brought in to transform the home into a functional, modern space while respecting its historical character and adhering to the strict guidelines of the Mills Act.
One of the most significant challenges was the homeowner’s desire to vault the ceilings in the kitchen and living spaces to create a more open and spacious feel. However, as a Mills Act property, the roof could not be removed or altered, which is the typical approach for such projects. Strucco devised an innovative solution, working entirely from the interior. The team supported the existing ridge, carefully cut out the flat ceilings, and sistered up the original rafters to handle the increased load. Structural beams were installed from within the home, a complex and precise process that preserved the roof while achieving the desired vaulted ceilings. This creative approach made the modestly sized home feel significantly larger without compromising its historic integrity.

The project also addressed structural issues that had developed over time. The home’s foundation had settled due to poor drainage, causing instability. Strucco reinforced the foundation with new posts and footings, using a chain system to carefully lift and level the home. This delicate process required balancing adjustments to avoid creating new issues elsewhere in the structure. The result was a stable foundation that ensured the home’s longevity while maintaining its original charm.
To complete the transformation, Strucco added custom touches that reflected the homeowner’s personality and lifestyle. Custom built-ins, cabinetry, and faux beams enhanced the home’s functionality and aesthetic appeal. The team also restored the exterior with historically accurate Spanish tiles, ensuring compliance with Mills Act requirements. Unique features, such as a custom range hood and a wine collection space in the garage (Conditioned space with backup generator), added character and made the home truly one-of-a-kind. Through careful planning, innovative problem-solving, and attention to detail, Strucco delivered a home that seamlessly blends historical preservation with modern design.
